Common Myths
MYTH: If I move all of my furniture out, my house will look bigger.
REALITY: The average buyer struggles to envision what their furniture will look like in the home without some point of reference. So for example, a King Size bed may fit in the bedroom, but without a bed in there, they are left wondering if it will fit.
MYTH: My home already looks perfect.
REALITY: What is perfect for one, may not be, and in fact USUALLY isn’t, perfect for another. Appealing to one or two like-minded people may be fun, but it usually doesn’t result in solid offers. Appealing to the masses will be more beneficial.
MYTH: Buyers want an HGTV home remodel.
REALITY: Sometimes buyers do, but the majority of buyers are interested in purchasing a property that has been well-maintained. We can help highlight the features that will draw in buyers and which features need to go.
MYTH: I don’t really need to get rid of my photos when selling.
REALITY: Depersonalizing a home is important because those Star Wars posters are cool, but they only attract a certain buyer. Also, family photos can leave a seller vulnerable to anyone that comes into the house to have a look around. We can’t trust that everyone has the best of intentions.
MYTH: I don’t need to make updates when selling because whoever moves in is going to put their own touches on it anyway.
REALITY: 95% of the population do not have the ability to see a home beyond the way it is. On top of that, 90% of the population makes decisions consciously and subconsciously on COLOR alone!
MYTH: Pictures aren’t that important when selling.
REALITY: There’s a new term…WEB APPEAL. It used to be that curb appeal brought the buyer inside the house. Nowadays, it’s all about web appeal. Buyers are looking at the photos online before they ever decide to view a property.
